July statistics for 2011 are out for our zip code (22308) and this month’s statistics are fairly strong. It is important to remember that in our zip code we never have hundreds of comparable properties that close, so our scope of analysis is small. This can cause rather large fluctuations in our numbers. Bear in mind that we also have many varying price points, from multi-million dollar homes to homes in the high $300,000s. We hope you are enjoying the lazy, hazy days of summer in our lovely communities. Even in the middle of summer, our area continues to bustle on the Real Estate front, and we imagine on the family activity and travel front as well. When we analyze our year over year comparisons, it is worth noting that the Federal home buyer tax incentives of 2010 really did buoy our spring market last year, and we need to keep that program effect in mind when analyzing year over year comparisons.
