March Real Estate Statistics

A monthly article examining our local real estate market (zip code 22308).

Hello Fort Hunters! We hope all are enjoying our beautiful spring. 

We are happy to share with you the March 2012 real estate statistics for our zip code.

The chart pictured with this story illustrates a quick peak at activity over the last years. You can see that March 2012 had more closed sales than the last four years, and had more contracts than the last four years as well. Our spring selling season had a solid March with many homes going under contract quickly as inventory was lower than usual.

The chart pictured with this story confirms that our total sold volume is up, both year over year and month over month, and that our closed sales units are higher than past trends. Our median and average sold prices are down, but we have to always keep in mind that our price points are very variable in our zip code, with prices from the low $400,000 to multi million dollar homes.

April statistics will provide further insight.

The chart below shows us a detailed view of inventory levels comparing March 2012 to last March 2011. You can see that we have fewer active listings this year; however we have more new listings. More homes are starting to come on the market as sellers try to take advantage of a healthy spring market.

Finally, take a look at the chart below, you can see that our sold volume year over year is substantial higher, as are our sold units. 

This chart also highlights that sellers are getting approximately 95% of their list price, as compared to their original list price.

Once again we have nothing to complain about real estate wise. Our little corner of the world is performing well and by all accounts, we here in the Fort Hunt area look to have a healthy and active Spring selling season.
