Construction to Begin Soon on Fordson Place?

It appears construction could soon begin on the Fordson Place shopping center located on Richmond Highway between Boswell Avenue and Fordson Road.

The soon-to-be shopping center will be located across the street from the Mount Vernon Plaza.

According to the Southeast Fairfax Development Corporation, Merchants National Properties and Marx Realty has obtained approval to build a retail center of approximately 12,000 square feet on the east side of Richmond Highway between Fordson Road and Boswell Avenue, directly across from Mount Vernon Plaza.

The developer, Rappaport Retail Brokerage, obtained site plan approval from Fairfax County in December 2012

Rappaport Retail Brokerage has confirmed that Verizon, Caribou Coffee, Paisano's Pizza and Vitamin Shoppe are among the tenants of the retail center. Fordson Place is projected to open this summer.

I think it's time for stop light controls on both ends of Schelhorn Rd.due to pending increase in already over-capacity traffic flow that homeowners have had to suffer through for many years.

and when it was decided that Costco would be constructed, the "powers that be" said "no, this will not affect traffic on Rt 1.". HOW DUMB DO YOU THINK WE ARE!!!!!!!
oh and now we get a few more retail stores...oh joy....MORE TRAFFIC.....
Okay, I'm for improving rt 1 but don't feed the community that BS that the trafic will NOT be affected. On any Saturday, one cannot even get out of mt vernon shopping plaza now due to the long lines of traffic. I think rt 1 should be banned on Saturdays....

Agreed. You cannot move on Route 1 on Saturday afternoons. Its ludacris to think that COSCTO of all places wont generate more traffic? Please.. I like Costco, but I'd much rather drive to Newington or Dale City than have it and all the traffic that goes with it in my backyard.

I agree with everything said here. I live in Hollin Hills and that is my exit to Rt. 1. I can't even get through the intersection there and now you are going to make it worse by building more retail space when there is plenty of empty retail stores all along Rt. 1? I think we need to work on the traffic lights and flow through there first. And if you get caught at that light when Police or an Ambulance comes through, God help you. They control the lights and mess it up for at least 2 signals after they are gone.

This is still better than Gerry Hyland's proposed boondogle. His plans for a 'transit station' was a solution in search of a problem. As planned, it would have made traffic on both Fordson and Boswell much worse, without any benefits to transit riders - it would have actually slowed their commute. All at taxpayer's expense!

I do not know Gerry Hyland, other than being a liberal, but he, like all other politicians in this area, do not care about traffice problems. Build it now, worry about the conjestion later. Big business buys these guys and I do not understand why. But we could use another pizza place since there is only one across the street, and we need another coffee house since Star Bucks is across teh street, and a vitamin store since Wallgreens is next door, and a Verizon store since there is one across the street behind 5 Guys. I get it!

I was hoping for another Car Title place, Pawn Shop, Nail Salon, Bank, Dollar Store and another Walgreen that would sit across the street from the other one. We have two Pizza establishment that has gone out of business within the last year (The Italian Pie, CiCi) and I hear that Ledo's is under new management and struggling. What in the heck are you people thinking?

Wait a minute. This is already late March. Ground hasn't even been broken yet, and the article says "Fordson Place is projected to open this summer." Really? In less than five months? I don't see how that's even possible. Does anybody fact-check these articles?

Hybla Valley from Arlington Drive to Mt Vernon Memorial Highway is a quagmire that has worsened over the past 10 years with the redevelopment and ‘beautification’ plan. I’ll agree, to an extent, there has been an improvement in aesthetics… but that’s all.

Fairfax County has a 10 year comprehensive plan for all areas to include Hybla Valley. The issue is that the transportation committee for Mt Vernon area fell asleep during meetings years ago. Prior to moving to Mt Vernon, I was a member of the Lee District Land Use & Transportation Committee. The redevelopment of Springfield had a massive issue regarding how to effectively and safely move traffic involving I95/395 as well as the primary roads leading to it.

CSPARC http://fcrevit.org/springfield/csparc.htm was involved while the mixing bowl was planned and, though some ramps are not intuitive, the traffic does now move along quite well.

While Mt Vernon has their Southeast Fairfax Development Corporation http://fcrevit.org/richmondhwy/sfdc.htm entity, it is clear the traffic concern was not sagacious. It’s not only the residents of the Route 1 corridor that have to manage their route but travelers as well. The only difference is that those of us who live here know how to avoid that area except when we need to visit Mt Vernon Plaza.

Gerry Hyland is not as effective as he should be [or have been] but once again politics are involved and those who have “something” to gain win out. Whether it’s the landowners, business owners, developers or the county itself, the residents were not taken into consideration during the plan. But the landowners are happy they sold or developed the land at a profit; the business owners have more traffic [albeit moving slowly] that increase their income; the developers have sizable long contracts that increase their earnings; Fairfax County has increased tax revenue due to the increased value of they newly constructed business; and the residents…. well…. we have continued frustration when no one is listening.

And with Costco going in??? Don’t even get me started about that!
