This week we are going to talk about buyers. For our update on sales, we are going to look at solds and under contracts at Belle View since April 1.
How do you prepare to buy the home you want? Meet with your Realtor, and go over the process of buying a home. Become familiar with the Regional Contract so that when you are ready to buy, you will be ready to sign a contract.
I recommend that you talk with a lender about what you can borrow and how much you can put into a downpayment. This will determine whether you will obtain FHA or VA financing or whether you will have a conventional loan with either a 10 percent or a 20 percent downpayment.
The lender will provide you with a pre-qualification letter which you will want to share with your Realtor. Once you know what you are able to borrow, you will decide how much you feel comfortable borrowing. At this stage, you can begin to discuss your needs and preferences about size, type, location, price, and other important variables with your Realtor.
You will also want to take into account the cost of condo or home owner association dues as well as what those fees provide for you. Will you have to mow the grass or shovel snow? What utilities are included in these fees? Your Realtor will then help you identify properties that meet your criteria and you can begin the real search by going out and looking at properties.
